JLL announced today that Solidcore, the high-intensity, low-impact strength training brand, has signed a long-term lease for a commercial space at 1695 Second Ave. on Manhattan’s Upper East Side.
The studio will occupy ground-floor space at The Langdon, a new luxury residential building developed by Alchemy-ABR Investment Partners in collaboration with Azur Holdings Management LLC, at 288 East 88th St. Solidcore is expected to open in the first quarter of 2027.
“We worked closely with JLL to identify a retail tenant that would complement The Langdon’s residential experience and reflect the quality of the property,” said Jedd Horn, Director of Capital Markets at Alchemy-ABR Investment Partners. “Solidcore is an ideal fit. Its loyal following, premium positioning and distinctive fitness offering will provide a valuable amenity for our residents while bringing a highly sought-after brand to this part of the Upper East Side.”
The Langdon is a 24-story, 45-residence luxury rental building at the corner of East 88th Street and Second Avenue. Designed by Hill West Architects, the property features distinct homes with premium finishes as well as a collection of amenities that includes a multipurpose sports court, children’s playroom, media and gaming lounge, coworking space and landscaped rooftop terrace.
The property sits at the heart of the Upper East Side’s dining, shopping and cultural destinations, steps from Central Park and Museum Mile. The nearby 86th Street stations serving the Q, 4,5 and 6 subway lines offer convenient transit around the city.
JLL Executive Vice Presidents Matthew Schuss and Jesse Wolff represented the landlord in the transaction. Sean Young of Sabre represented Solidcore.
“Today’s best retail leasing strategies are built around concepts that complement a property and contribute something meaningful to the surrounding neighborhood,” said Schuss. “Solidcore has cultivated an exceptionally loyal following and will bring energy, convenience and a highly sought-after fitness experience to The Langdon. Its commitment to a premium customer experience aligns naturally with the quality of the building and the expectations of its residents.”
The transaction builds on strong momentum at The Langdon, where residential leasing launched in July and quickly generated interest among luxury renters seeking larger-format homes on the Upper East Side. Solidcore will occupy the entire ground-floor commercial space at The Langdon, making it the brand’s second Upper East Side studio, complementing its existing outpost at 166 East 67th St. and expanding its presence in one of Manhattan’s most desirable residential neighborhoods.
One of the country’s most recognized and sought-after boutique fitness brands, Solidcore has developed a loyal following around its signature high-intensity, low-impact strength training classes. The company’s growing national network encompasses just under 200 operating and announced studios, including 17 existing New York City outposts in Manhattan, Brooklyn and Queens.
