Buyers Seek Purpose-Built Wellness Homes

Wellness is raising home value.

In the house. Analyzing millions of listings, real estate platform Zillow found consumers are reshaping their spaces around self-care, sports, and wellness, building homes that reflect how they actually live.

DIY. Properties mentioning wellness features rose 33% YoY. More than garage gyms, homeowners are contracting companies like Yardzen to design outdoor training zones, private gardens, and open-air showers — the latter boosting home value ~2.8%.

Spa day. With self-care now a daily ritual, spa-inspired bathrooms jumped 22%. From cold tubs and saunas to smart toilets, brands like Kohler, Plunge, and Sunlighten are bringing recovery tech home.

Clubhouse. Active recreation is the new luxury, with personal golf simulators (25%), pickleball courts (25%), and batting cages (18%) turning basements and backyards into sportstech playgrounds.

All-natural. Consumers want a natural look and feel, with cozy wood and stone buildouts raising sale price by up to $12.5K. As the non-toxic movement hits home, expect more plastic-free materials, biophilic design, circadian lighting, and built-in ambient diagnostics.

Looking ahead: Projected to surpass $1.1T by 2029, the growth of wellness real estate reflects higher health agency, with consumers aligning property and lifestyle design.
