Wellness real estate is raising our standards of living.

The latest: NY-based holistic health club The WELL and Miami real estate developer Terra broke ground on THE WELL Bay Harbor Island, a luxe condo and office building designed to optimize well-being.

Slated for a 2025 opening, residents will have onsite access to a state-of-the-art gym, wellness center, meditation studio, organic restaurant, coworking space, sauna rooms, IV drips, and more.

Remodeling. Environment determines 80–90% of health outcomes — but as it stands, American neighborhoods are full of fast food joints and void of social connection.

Learning from the Blue Zones, 73% of homeowners and renters now factor health when selecting their homes, and the $580B wellness real estate market is booming.

Blueprints. Beyond biophilic interiors and nontoxic materials, developers are getting creative.

  • Growing its conscious living community, Ohio-based Gravity expanded to ~15 acres of living, retail, office, healthcare, and outdoor spaces last year.
  • Pioneering partnerships, ski-in wellness community Velvære is teaming with Fountain Life for an onsite precision health clinic.
  • Setting holistic guidelines, the International WELL Building Institute announced residential design standards in January, plus a global pilot program with 30K homes.

A chance for impact and profit, studies suggest certified healthy buildings are worth 7.7% more per square foot.

Looking ahead: From moving to intentional communities to building in-home spas to simply living near friends — consumers are increasingly aware that how and where they live matters. As supply and demand grow, wellness-certified could become the new standard.
